Many of the residents who moved into the surrounding communities did so to get away from noise and traffic; they invested in their properties never intending to live near an enormous industrial center development. And landowners who have resided here for most of their lives are also very concerned about their property value.
The massive amount of truck and train traffic, noise, air and light pollution will all be discouraging factors for residents and many current residents will likely relocate. Water pollution and well collapse are also probable results. All of these may substantially lower residential property values.
